Great for busy, time poor people, those in a rush and those that are unable to get to the area they want to buy and spend hours and days looking at a whole lot of properties. Perfect for international and investment clients.
Once we have worked with you to create a property brief we roll our sleeves and and get stuck in. We are there with you throughout the entire process.
The Search and Evaluate Package
You want to negotiate the purchase yourself, but wish to skip countless frustrating hours of tedious searching. This is where we can help.
We will do the searching, inspecting and evaluating and will include a comprehensive report with our findings and suggestions.
We leave the negotiations/bidding and organising professional services to you. So that you still have a degree of control over the whole process.
The Auction Package
You've found the place you want and have done your due diligence but don't know much about auctions, you can't make the auction time or are afraid you might get caught up in the excitment and blow your budget. We can step in and bid on your behalf.
We're well versed in the way of auctions and know how to play the game...
We'll stay within your budget, use proven bidding techniques and if, for any reason the property is passed in, will be able to negotiate with the agent for you.

A quick 15 minute call where we get to know you and find out what it is that you are looking for.
Area Research
We jump onto the internet and use industry leading software to find out more about the area that you are looking to buy. Even if it is a place that we have lived and worked for many years, we still source the lastet information so that when we get together for a Strategy call we are able to provide you with the best service possbile.
Strategy Calls
An in-depth 45 -60 minute call where we find out what you really want. We dive deep into you and find our what it is that your truely want from your property. We create a detailed property brief then get stuck into the search
Property Search
Online and in person, on-market, off-market and pre-market we search the net and interrogate our network of people across an array of industries. We find all of the properties that are available, or will soon be coming available and then conduct further research to create a shortlist of your ideal properties.
Shortlists and Reports
Once we have identified all of the properties that match your brief we dig deeper. Utilising industry leading technology we dig deep into each of the properties and find the sales history, previous applications and approvals, forecast growth and any planned developement in the immediate vicinity. We cull out the properties that 'aren't quite right' and compile a report on the 3-5 properties that we think you will love.
Discuss & Decide 1
We get together again and go over each property with you. You tell us what you do like and what you don't like. You tell us which is your favourite and .... then we organise time to physically inspect the properties to make sure they match their ad.
Physical Inspection
It's time to hit the road. We take your property brief and our detailed checklist to a property inspection. We go room by room, checking all aspects of the house and taking notes and photos as we go. We'll note down the positives and negatives. We'll check the land outside (if applicable) and the shed/s, garage and/or carport. If it is rural land, we'll even look at the infrastructure, the fencing and, if your request, take a soil test.
Detailed Reports
Reports are created on each of the properties that we inspect. These reports include everything we find. A breakdown of our inspection, floorplans . . . .
Discuss and Decide 2
It's time for us to have another chat. We go over each of the reports and give you our personal feedback. If you want to do your own inspection this is when we can organise that. We discuss the price and create a negotiation strategy....
Negotiate/Bid
We go to the selling agent and make an offer, we negotiate in your favour and get the best deal possible ..... Includes attending auctuing and follow up if req.
Coordinate
Once a deal has been made we can help coordinate the pest and building inspectors as well as solicitor/conveyancor. Parts of this step can be shuffled around and put before the negotation if you want to move quickly
Contract Exchange
Whiltst the main part of this step is done by your solicitor/conveyancer, there are several important steps that need to be completed prior to the contracts being exchanged. . . . We keep in touch with you and offer as much support as we can to make this important step as stressfree as possible
Pre-settlement inspection
The final check of the property. We go through and make sure the previous owner has left everything in a clean and satisfactory state, ready for you to move in or rent out.

Post Settlement Follow Up
Once you have moved in/taken possesion of your new property and had a chance to settle in we touch base to make sure everything is ok.
Auction Bid and After Auction Negotiation
Auctions can happen very quickly and ..... before you know it, you've ended up bidding far more than you budgeted for... We take the emotion out of it and will not bid above the limit you have set. If the property gets passed in and your bid is the highest, we will negotiate on your behalf.
