    It's all about you and what you want

  • This is where we get to discover more about you and exactly what you want from a property. 

  • We'll work together and develop a detailed brief for your home or investment property purchase. This includes full professional advice and a feasibility study.

  • After agreeing on what is needed to get going, we'll sign a couple of bits of paper and get stuck into the research...

Once we know where to look and what to look for we will conduct extensive research online and in person;

  • industry leading technolgy and software

  • online research of suburbs, streets and properties, including past sales history, growth trends, median prices, comparable sales, current Development Approvals, zoning, property boundries, floor plans, ocal points of interest ie. shopping centres, schools, medical centres, parks, transport and much more

  • talking to local agents to find out what they have coming up thats not yet on the market ......

  • once we have picked the best of the rest, we hit the pavements and physically inspect the properties

  • we also include a search of the surrounding area to get a feel for the neighbourhood

  • we'll bring all of the informtion together and let you make a decision....

A detailed report on each suitable property will be sent to you. 
 

  • floorplans and photos - both from online (recent and old) and from anything that we have found during our inspection

  • area map with pins dropped on points of interest

  • subrub trends and median prices for similar properties

  • sales history of the property

  • positives and negatives - where the property meets your requirements and where it dosen't

  • once we have covered all of the information and you have made a decision, you set a price and we start with the negtiating or get ready to bid (if selling via auction)

Step 4. Negotiate/Bid

We go into bat and negotiate with the real estate agent or attend the auction for you. We'll sign the paperwork on your behalf and 

  • without the normal emotion involved in purcahsing a property, we can

  • sales history of the property

Step 5. Cordinate

We liaise with other related service providers, such as conveyancers, lenders, building and pest inspectors, strata searchers, property managers, tax consultants and insurance brokers to make your life easier
